3403 Piedmont Ave. is a mixed-use development in Oakland, CA structured as two phases: renovation of an existing building on the site and a new residential building on the existing parking area. The two underlying parcels were consolidated into a single lot through the final parcel map, which Calichi processed as part of the entitlement package.

Calichi has provided civil and dry utility engineering for the project since 2020. Civil scope covers planning entitlements, a City of Oakland encroachment permit, photometric study, and construction phase services. Dry utility work spans data collection and preliminary submittals, joint trench intent design, dry utility construction documents, and composite construction documents.

Delivering dry utility work on this urban infill site requires coordinating design reviews and approvals across PG&E and other serving utility companies, carrying each provider’s process through to sign-off. When coordination calls with PG&E required changes to the previously prepared joint trench intent plans, Calichi redesigned those plans and re-coordinated with the utility agencies accordingly.
