Civil Engineers in Antioch, CA

Working Through Antioch’s Plan Check Process

Antioch’s plan check is handled by Engineering and Development Services at the H Street office. Most development projects require grading plan approval before building permits can be issued. Projects with street frontage improvements go through an additional improvement plan review. The city issues separate encroachment permits for work in the public right-of-way.

We submit to the city directly and track comments through each cycle. On a typical site project, the first plan check cycle takes the longest, and most of our effort goes into addressing initial comments thoroughly to keep subsequent cycles short. We communicate directly with plan check engineers rather than waiting for written responses when a quick call can resolve an interpretation question.

We size and detail these measures to meet CCCWP requirements and integrate them into the site design early, before the layout is fixed. A treatment measure added late in design is harder to fit and more expensive to build. We treat it as a design element from the start.

Fire Flow and Fire Access

Fire flow verification is required for new construction, significant additions, and occupancy changes. The analysis compares available hydrant flow against the California Fire Code minimum for the proposed use and construction type. In Antioch, fire flow is supplied through the city’s municipal water system. If the available flow falls short, options include a larger service connection, a dedicated fire service lateral, on-site storage, or some combination. We run the analysis early and identify potential shortfalls before they become costly late-stage changes.

Fire access (truck turning radius, aerial ladder setback, driveway width and grade) is reviewed during plan check. We lay out fire truck circulation in the site plan before other design elements are locked in, which avoids redesign at final check.
