Civil + Dry Utility

What We Do

Site civil and dry utility engineering, from first feasibility sketch to final inspection.

Early / Pre-Design

  • Due Diligence Reports & Constraints MapsSite constraints mapped before design starts.
  • Entitlement Coordination & DesignTentative maps, CUPs, planning submittals.
  • Site Planning & Efficiency OptimizationLayout tested for yield, code, and cost.
  • Subdivision, Condo & Townhome MappingTentative and final maps, recorder-ready.

Design

  • Site Civil & GradingGrading, earthwork, retaining walls, cut/fill.
  • Stormwater ManagementC.3, LID, PDP, BES — every framework.
  • Hydrology & Hydraulic ModelingDrainage calcs and pipe sizing in-house.
  • Hydromodification (HMP)Continuous simulation and HMP sizing.
  • Water System Design & ModelingEPAnet modeling, fire flow, domestic pressure.
  • Sanitary Sewer & Storm Drain DesignCollection systems and service connections.
  • Site ADA & CBC Chapter 11B CompliancePath of travel, accessible parking, ramps.
  • Fire Access & Fire Marshal CoordinationAccess roads, turnarounds, hydrant placement.
  • Permitting Assistance & CoordinationPlan check responses and resubmittals.

Construction

  • SWPPP & Erosion ControlRUSLE calcs, BMP selection, QSD sign-off.
  • Peer Review & 3rd Party ReviewsFind issues before plan check does.
  • Construction AdministrationRFIs and field revisions by engineer of record.
  • As-Built DrawingsRecord drawings of what was built.

What does your project actually need?

Every development project moves through the same four phases. Here's where each service fits — and why it matters.

1
Pre-
Development

You have land, a concept, or a question. We help you figure out what the site will allow before you spend money on design.

Due Diligence Report Preliminary Site Assessment Will-Serve Letters Joint Trench Intents
2
Design

The bulk of the civil scope. We coordinate with your architect, respond to plan check comments, and manage every utility provider in the ground.

Grading Plans Drainage Design Utility Plans Joint Trench Design Fire Access Plans Pedestrian Path / ADA Site Plans Transformer Siting
3
Permitting

Getting through plan check takes more than stamped drawings. We write the responses, resubmit, and stay on top of each agency until the permit issues.

SWPPP / WPCP C.3 / Stormwater Control Plan Plan Check Coordination Service Extension Applications Hydrology Report
4
Construction
& Closeout

We're in it until the final inspection. Same engineer who drew the plans is the one answering RFIs on site.

Most projects need services from multiple phases. We scope it all in one fixed-fee proposal.
