960 Howard Street is a mixed-use development in San Francisco, converting an existing building into a residential tower with ground-floor production, distribution, and repair space. Calichi has provided civil engineering services since 2019, covering site utilities, stormwater management, grading, sanitary sewer design, and dry utility coordination through multiple city comment cycles.
The project’s urban conditions drove most of the technical work. With a zero-lot-line building footprint, no basement level, and high groundwater, there was no space within the property to house the three PG&E electrical transformer vaults the building requires. Calichi coordinated with PG&E and San Francisco’s Bureau of Street-Use and Mapping on encroachment permits for vault installations in the public right-of-way, resolving a constraint that the site geometry and groundwater depth made unavoidable. Civil work also included joint trench coordination for dry utilities, water and sewer service design, SFMTA street improvement coordination, and stormwater control planning through multiple SFPUC comment cycles.
The project entered construction financing in 2026 with a U.S. Bank construction loan, completing a design and permitting process that began in 2019.
