The Fletcher Jones Elston Service Facility is a service facility in Chicago, Illinois, built for the Fletcher Jones group. Calichi provided civil engineering from entitlement through construction administration, covering a limited topographic and utility survey with boundary, boundary survey staking, design development documents for planning entitlement, construction documents, and construction administration support. The scope expanded through construction as plan amendments were required for both the city stormwater review and the Army Corps of Engineers, and it grew further to include a conceptual intersection design plan, existing pavement marking and removal plans, a traffic signal requirements plan, and an intersection traffic signal design.
Getting this commercial development permitted in Chicago required coordinating with multiple agencies running independent review timelines. We prepared a Chicago Department of Transportation traffic impact analysis, developed the city-regulated stormwater management plans and calculations required under Chicago’s stormwater review program, and managed submittals to the Illinois Environmental Protection Agency, the Army Corps of Engineers, and the Metropolitan Water Reclamation District of Greater Chicago. Keeping those review cycles aligned so that one agency’s schedule did not stall the others was the central coordination challenge of the permitting phase.
Calichi’s scope ran from 2014 through June 2016, closing out with the delivery of as-built infrastructure drawings after construction administration was complete.
