68th Ave Multi-Family Complex

The 68th Avenue Multi-Family Complex is a residential development in Oakland, California. The project adds a new multi-family building to a parcel that also holds an existing single-family home, which was renovated as part of the same effort.

Calichi provided civil engineering from entitlement through construction. We started with a topographic and boundary survey to establish existing site conditions, then prepared planning entitlement documents for the City of Oakland: an engineered site plan, grading plan, utility plan, and C.3 stormwater supplemental questionnaire. We pulled EBMUD fire flow data and coordinated PG&E utility mapping to complete that package. After entitlement, we produced full civil construction documents and a civil encroachment permit covering off-site improvements in the public right-of-way, then provided construction phase services.

Designing for a mixed program meant the grading and utility layout had to work for both the new building footprint and the existing structure on a single parcel. Service connections and site drainage had to integrate across both at the same time. The encroachment permit added a separate City coordination track for right-of-way work, running in parallel with the construction document effort.
