Calichi provided civil engineering and entitlement support for a new mixed-use condominium building at 2465 Van Ness Avenue in San Francisco. The project includes residential units above ground-level commercial space. Our scope covered civil entitlements, a tentative parcel map, on-site civil improvement plans, and off-site street improvement plans.
On-site design included grading, drainage, utility, and erosion control plans, along with a Stormwater Control Plan and drainage report submitted to SFPUC for stormwater control permit review. We also designed a rainwater harvesting cistern system integrated with the building’s plumbing design.
The off-site work required permit coordination with SF DPW, SFMTA, and SFPUC. Van Ness Avenue was in active planning for the Van Ness Bus Rapid Transit corridor during our design phase, requiring direct coordination with SFMTA to align the street improvement design with BRT infrastructure phasing. City submittals to SFPUC and DPW-BSM advanced the project through the 85% construction document stage.
