Mixed-Use Condos – Lombard Ave

2301 Lombard Street is a 4-story mixed-use condominium building in San Francisco, with ground-level commercial and retail space and 22 residential units above. Calichi provided civil engineering from early entitlements through the site permit phase, working alongside Handel Architects on a dense urban infill site subject to San Francisco’s stormwater management requirements.

Our civil scope covered site permit drawings, a Stormwater Control Plan, drainage calculations and a drainage report, offsite improvement plans, and a utility plan with sewer profiles. The central challenge was navigating SFPUC’s pre-site-construction permit process: we coordinated directly with the utility’s stormwater group to develop the SWCP to their specifications, and aligned roof drain routing and cistern design with the architectural team before the site permit submittal. Coordinating those roof drainage and cistern decisions across the civil and architectural sets on a tight urban block, where every square foot of on-site retention counts toward SFPUC’s thresholds, required detailed back-and-forth with Handel Architects throughout design development.

Calichi delivered entitlement documents, site permit drawings, and the full stormwater package for the project’s San Francisco DBI submittal.
