Affordable Housing
95th & International is a multi-story mixed-use building in East Oakland, assembled from nine parcels at 9400-9499 International Boulevard. The site previously held a surface parking lot and a two-story building along 95th Avenue. Related California developed the project to add ground-floor commercial space and affordable housing residential rental units above.
Calichi’s engagement with Related California began in 2018 with topographic and boundary surveying, a tentative parcel map, and civil planning entitlement documents. As design advanced, Calichi’s scope expanded to include stormwater design centered on a flow-through planter integrated into the project’s drainage system. Calichi engaged Zenith Engineers as a subconsultant to provide structural engineering and calculations for the planter, in compliance with CBC 2019 and ASCE 7-16.
Following construction, Calichi coordinated a post-construction ALTA survey to document the completed improvements and any dedicated easements. The engagement spanned from 2018 through 2023, covering survey, civil, and stormwater services across the full project lifecycle.
