Adeline Lofts is a 50-unit mixed-use residential and retail project at 3900 Adeline Street in Oakland. The site sits at the Oakland-Emeryville city boundary, with the building’s street frontage extending through both jurisdictions.
Calichi provided civil design services from early design through construction. The on-site scope included grading permit documents and construction documents. The off-site scope covered encroachment permit work for public right-of-way improvements along the building frontage in both cities. The project also included a final parcel map, bidding assistance, and construction administration support.
The dual-city frontage required a separate permit in each jurisdiction. Calichi prepared and processed an Emeryville encroachment permit for the off-site improvements on the Emeryville side. The improvements on the Oakland side required an Oakland P-Job encroachment permit. Calichi carried both permit tracks through their respective city review processes at the same time, managing two independent permit applications for adjacent improvements along the same street frontage.
