Armory Lofts Conversion is a loft conversion project at 669 24th Street in Oakland, California. Calichi provided civil engineering services for 671 24th Street LLC, covering both on-site and off-site improvements needed to support the conversion.
The civil scope included a topographic and boundary survey, on-site civil improvement plans, and off-site civil improvement plans. Plan sheets covered site paving, grading and storm drainage, utility design with profiles, signage and striping, and erosion and sediment control. We coordinated a fire service flow and pressure request through EBMUD and submitted PG&E delineation map requests. We also managed City of Oakland permit submittals for both on-site and off-site work, and coordinated with the project MEP team to resolve utility sizing and connection points.
The main coordination challenge was keeping on-site and off-site plan sets synchronized through multiple rounds of architectural revisions. Each update to the building design triggered corresponding changes to utility and drainage plans and permit package content. Permit packages for both plan sets were submitted to the City of Oakland in early 2018.
