Broadway and Brook is a 3-story mixed-use building over a podium at 3300 Broadway in Oakland, California. The program includes 38 residential units on a 16,658-square-foot parcel, with 15,500 square feet of podium area. Calichi provided civil engineering for the full development permit set: site and paving plan, grading and drainage with a stormwater control plan and supporting calculations, erosion and sediment control plan, hydrology and hydraulics analysis, sanitary sewer report, and onsite and offsite utility plans covering new water, gas, and dry utility service.
The public right-of-way improvements required a separate P-job encroachment permit with its own cost estimate and off-site improvement sheets alongside the building permit set. Calichi also prepared a Tentative Parcel Map during the entitlement phase. Getting the storm drain to work was the harder design problem: the initial invert configuration and pipe slopes could not carry design flows through the podium footprint, so the grading plan and stormwater calculations were reworked to achieve functional gradients.
The building was photographed complete in 2018.
