Calichi provided civil engineering for a condominium building on an existing parcel in Oakland, California. The project required subdividing the parcel for condominium ownership, triggering a multi-phase City of Oakland entitlement and mapping process that ran alongside the civil design and construction work.
Our scope ran from the initial ALTA survey and supplemental topography through final delivery: planning entitlement documents, tentative parcel map, civil construction drawings, off-site encroachment permit, and construction phase services. We also carried the project through final parcel map recordation, plat and legal descriptions, and record of survey.
Holding those two tracks in sync, civil design and construction on one side and City and County mapping approvals on the other, is the coordination challenge for a project like this. Our scope spanning both, from initial entitlement through construction and through final County recordation, gave the owner a single team managing the sequence across every phase of the project.
